Qualification Requirements

Before you apply for one of our homes, please take the time to review our screening policy.

Who has to apply?

-Every persons 18 years of age or older that intends to live in the property must complete separate rental applications.

-Over 18 years old  dependents will complete a joint application.

Application fee: $30 per every adult applying for the property must be paid before the application process starts.  This fee is NON-REFUNDABLE

Number of occupants per house– Our guideline is to allow up to two people per bedroom, plus one per home.

Deposit amounts varies based on the Property you are applying for

A criminal background check:  Depending on the property you are applying, a criminal background check may be required by the landlord, this background check must passed before further approval consideration is given.  A criminal background check will be conducted for each applicant and occupant age 18 years or more and will require an extra fee of $15 per applicant.

Income – Gross income for all applicants  will be combined to establish Gross Household Income.  All applicants will be asked to produce consecutive and most recent pay stubs for the last 4 weeks from application date. Applicants must have a minimum income of 35% rent to combined adjusted income (Gross household income less monthly debt equals adjusted income x 35%) .There are cases where this criteria does not apply and other factors will be taken in consideration.


Combined Gross Household Income = $4,500
Household Debt (e.g. car payment)= $300
Disposable Household Income = $4,200
Maximum Rent at 35% = $1,470
Maximum Rent at 40% = $1,680

To verify income:

  • Employment – One month’s worth of most current pay stubs. Offer letters will be accepted only when the job has started less than 30 days. All offer letters must also be verbally verified for authenticity. For future start dates, an offer letter along with prior pay stubs can be accepted. A letter of employment on official company letter head may be accepted at the sole discretion of the management company.
  • Government subsidy or retirement benefits – Recent Benefits Statement or current print out from issuing agency are accepted. Evidence of direct deposit may be considered with no less than 3 months bank statements.
  • Self Employed – For self-employed persons, we require the most recent tax return and 6 months bank statements.
  • Rental/Mortgage History –   Written Verification of Rent (VOR) or Verification of Mortgage (VOM) on all Primary Applicants .

Forms of I.D.   In order to establish identity and protect privacy, all applicants must be present at the office and bring original id’s and social security cards. NO copies will be accepted.

Denials – Once an application is denied, it becomes inactive for 45 days.

Approvals – Approvals are good for 45 days from the approved date and will require new applications, documentations and fees after.
